A Landmark Office HQ Refurbishment in London’s Square Mile

Project Story

The Woolgate redevelopment is a transformative project in the heart of London’s Square Mile, redefining a landmark office HQ with a focus on sustainability, innovation and architectural excellence. Designed by Stiff + Trevillion, the nine-storey revamp enhances the building’s functionality while preserving 98% of the existing structure, targeting net zero carbon in both construction and operation. 

The redevelopment maximises modern workspace potential, including a stunning rooftop pavilion offering panoramic views of St Paul’s Cathedral and the City of London. With over 20,000 sq ft of external space, the project integrates urban greenery, enhancing well-being and sustainability. 

Significant improvements have also been made at ground level, with an enlarged reception area on Basinghall Street and a new entrance on Coleman Street, improving accessibility and elevating the arrival experience. 

As part of this ambitious renovation, our team delivered an extensive glazing and façade refurbishment, including:

  • Reglazing and refurbishing over 400 glass windows, restoring their frames on-site. 
  • Installation of an eight-storey framed glass atrium, crowned with a steel and glazed rooflight, bringing natural light deep into the building.
  • Curtain walling to the terraced and balcony areas, using Hydro CIRCAL 75R recycled aluminium, aligning with the project’s sustainability goals.
  • High-performance glass sliding doors and canopy to the new glass entrance area on Coleman Street, as well as the glazing to the rooftop pavilion, feature cladding and rainscreen louvres. 
  • A strengthened aluminium framed main entrance with revolving doors, redefining the building’s street presence. 
  • Bespoke louvres and soffit panels to the underside of the balconies, column casings and bespoke spandrel panels. 
  • More than 100 metres of metal copings across large areas of the building.
  • A two-storey extension on Basinghall Street, where we installed the glazing, including curved elements.
  • A total of 4,372 m2 of glazing was installed throughout the Woolgate project.

Woolgate is not just an office refurbishment, it’s a statement of adaptive reuse and urban regeneration. The redevelopment expands the net internal floor space, enhances external terraces and rejuvenates the existing façade while integrating contemporary design elements.

Their scope included the construction of a fire rated atrium, the replacement of the existing glazing throughout the project, refurbishment of existing window frames and the installation of new glazing systems to the main entrance, terrace and extension areas.
