65 Gresham Street

Located in the heart of the City of London, close to the historic Guildhall, 65 Gresham Street is undergoing a major refurbishment and retrofit to create a future-focused workplace scheme.

The development is being delivered for J.P. Morgan Asset Management, with Mace leading the construction works and Squire & Partners behind the architectural design. Described as one of the largest building reuse projects in the City of London, the scheme will transform the existing building into approximately 36,800 sq of Grade A office, retail and ancillary space.

The redevelopment includes the addition of four lightweight floors to the existing eight-storey structure. The design also introduces external terraces, inset balconies and improved entrances, helping to create better amenity, more outdoor space and a more active streetscape at ground level.

A key focus of the development is its reuse-first approach. Rather than demolishing and rebuilding, the project is retaining more than 70% of the existing building structure, with 95% of materials recycled or reused on site and a target 66% reduction in whole-life carbon.

OAG’s scope supports this sustainable approach through the reglazing and repurposing of existing 25-year-old frames, reusing current profiles and ironmongery where possible. During the PCSA period, an extensive programme of inspection and testing was undertaken to support the façade retention strategy and proposed 12-year system warranty.

The works also include façade deep cleaning, thermal upgrades to existing precast façade elements and new curtain wall elements where required. 

Overall, 65 Gresham Street demonstrates how an existing commercial building can be upgraded for modern performance standards while extending the life of valuable existing materials.
