New Zealand House

Completed in the 1960’s and awarded Grade II listed status in 1995, New Zealand House in St James’s, London SW1 was officially opened by HM Queen Elizabeth II in 1995. Built on site of the former Carlton Hotel, it was London’s first air-conditioned, fully glazed office tower. 

The Crown Estate is now refurbishing this modernist landmark, transforming it into 138,000 sq ft of premium office and hospitality space while preserving its historic character.

As part of the redevelopment, we are delivering key glass façade and glass entrance upgrades, including the ground floor curtain walling on the Haymarket entrance and Pall Mall reception entrance. The bespoke capped curtain wall glazed system will complement the building’s heritage style. Additionally, we are installing internal and external glass sliding doors on Level 3, with Panoramah! for the internal doors and Solarlux for the external terrace doors. Further external works on the ground floor include a revolving door, sliding bi-parting door, and Jewars sliding door, all designed to enhance accessibility and functionality. 

The project also includes full window replacements, improving energy efficiency by 80% and reducing carbon emissions. This redevelopment will provide Grade A office accommodation, ensuring a sustainable future for the building while honouring its legacy as a dynamic workplace in Central London.
