South Molton Triangle

In the heart of Mayfair, the South Molton Triangle is transforming a historic pocket of the West End into a vibrant mixed-use destination. Designed by Hopkins Architects for the Grosvenor / Mitsui Fudosan UK JV, the scheme blends sensitive reuse of heritage buildings with two new office blocks, circa 150,000 sq ft and around 40,000 sq ft of retail and hospitality, moments from Bond Street’s Elizabeth line.

The project follows a fabric first, low carbon approach with circularity at its core. Key measures include retention and refurbishment of existing facades, reuse of Portland stone wherever feasible, high-efficiency services (including air-source heat pumps and heat recovery) and mixed-mode ventilation with openable windows to reduce operational energy. Targets include best-in-class sustainability and well being certifications. 

We are delivering a façade and glazing package comprising glass entrance and retail shop front screens, glass windows and doors onto the terrace, bespoke large-format pocket doors to the breakout terrace and louvres and cladding, balancing performance, heritage interfaces and refined detailing across this complex city-centre redevelopment.

Construction of the office buildings is scheduled to complete in 2027, following restoration of the Georgian properties and delivery of the boutique hotel.
