OAG was appointed to deliver a comprehensive internal glazing package as part of the partial retention, extension and refurbishment of the former Debenhams flagship store at 344 Oxford Street, supporting its transformation into a contemporary mixed‑use commercial and retail destination.

Located on one of London’s most recognisable retail streets, the redevelopment required a careful balance between retaining elements of the existing structure and introducing new architectural interventions suited to modern commercial use. Within this high-profile urban environment, performance, clarity and life-safety considerations were key to the building’s internal design.

We delivered specialist fire rated internal glazing solutions aligned with the project’s fire strategy and overall architectural intent. Working closely with the wider project team, the glazing package was carefully integrated within the retained structure while meeting stringent performance, safety and accessibility requirements.

The scope included the installation of twenty EI60 fire‑rated double doors within glazed screens, complete with automation to support safe egress, alongside two EI120 fire‑rated glazed screens providing enhanced fire separation. Architectural feature glazing formed a key part of the scheme, with sixteen large non‑fire‑rated circular glass panels installed within curved Schüco frames, creating a distinctive internal design element. Additional works included internal glass balustrades and a sliding security hatch.

All elements were carefully detailed, coordinated and installed to align with fire, acoustic and structural requirements, while maintaining visual clarity and architectural quality throughout. The project built on OAG’s successful delivery of previous schemes for the client, including 2 Ruskin Square, and our proven experience in complex internal glazing solutions for retained commercial buildings.
